Maintenance Technician, Assistant Property Manager

Maintenance Technician 

Topeka’s largest commercial real estate firm is seeking an individual to provide minor commercial maintenance services to their managed accounts. The successful applicant will be a self-starter and comfortable working with a number of people, excellent customer service, and a proven track record is a must. Experience in building maintenance including plumbing, electrical, lighting, and HVAC is a plus.

Preferred applicants are team-oriented with excellent customer service skills. Job details include but are not limited to light maintenance, and snow removal (when applicable). Attention to detail, positive work ethic, and good attendance are important to succeed in this role.

Full-time position daily from 7:30a to 4:30p Monday through Friday.

Assistant Property Manager

PROPERTY MANAGEMENT DUTIES:

  • Maintain and review weekly/monthly entries in Harvest for billable maintenance work for clients and managed properties.
  • Maintain To-Do
  • Maintain property access and parking control systems and cards.
  • Create requested documents on property management items including using Microsoft Word with tables and pictures.
  • Assist in preparing requests for proposals, collecting proposals, awarding contracts, and maintaining project worksheets for landscaping, snow removal, and other bid projects.
  • Administer the work order/service request system.
  • Receive Service Requests and seek to understand the issue to be resolved.
  • Work with the Property Manager to understand the appropriate solution needed.
  • Log and dispatch Work Orders to necessary Maintenance/Contractor.
  • Work with Maintenance/Contractor to achieve customer satisfaction.
  • Communication and follow-up with all parties involved from the beginning to completion of the Service Request / Work Order.
  • Work with Property Management to make continuous improvements in the Service Request / Work Order System.
  • Manage all credit card receipts for company credit cards related to the monthly statements and chargebacks to managed properties.
  • Track and enter Certificate of Insurance forms in Yardi for all vendors/contractors and tenants.
  • Scan and process invoices for Managed Properties.
  • Create newsletters and supply to marketing to set up campaigns and mail/email.
  • Scan deposits to KSCRES account
  • Manage utility accounts for properties
